Eventually, boilers, despite years or possibly decades of loyal service will fail. We are speaking specifically of commercial and industrial boiler replacement. Some shell and tube boilers are absolute warriors. We will all have seen some old boilers last way longer than we had any right to expect. The longevity of the boiler may be down to good maintenance, an appropriately powered burner, or excellent engineering.
Or we got lucky? Nonetheless, they don’t last forever. By boiler, we mean the main shell and tube and not the burner or other peripherals. The big bit, not the red, blue, or green contraption that sits on the end of the boiler (the burner). We don’t want you to rely on luck, a boiler that’s beyond its best before date is in danger of being condemned leaving you without hot water, steam, or both. And potentially unsafe. Either way, you don’t want to have to organise a boiler replacement in a hurry. These things take time to organise.
10-15 years is a typical lifespan if you ask a popular search engine however we have all seen boilers that have exceeded this. Whilst a 20-year-old boiler may still ‘work’ it is unlikely to be as efficient as the day it was new. Your organisation will at some point need to decide whether these increasing inefficiencies may mean your utility expenditure is unacceptable and a new more efficient boiler is the answer.
Your boiler will eventually likely succumb to corrosion. More specifically the tubes due to oxygen pitting. Scale in the boiler also can be a reason for failure. Too much scale can impede heat transfer and create an unwanted pressure increase leading to leaks. Your boiler may have a much shorter lifespan than you hoped if it has been subject to improper water treatment post-installation.
